Staging on a Budget: Five Moves That Pay for Themselves

Full staging is wonderful, and on the right house it more than pays for itself. But not every home needs the full treatment, and not every seller has the budget. After many years of listing homes in San Diego, here are the five moves I see pay off almost every time.

Paint the front door. One gallon, one weekend, a measurable lift in first impressions. Choose a color that fits the home's era — a deep navy or a warm clay almost always reads well.

Edit, don't decorate. Pack away half of what's on every horizontal surface. Buyers are imagining their lives, not admiring yours.

Wash the windows inside and out. Photographs of a clean window read as 'cared for'; smudged glass reads as deferred maintenance, even when it isn't.

Replace tired hardware. Cabinet pulls, door knobs, light switch plates. Inexpensive, and instantly modernizing.

Light every room twice. Open the blinds, then add a warm 2700K lamp on the dimmer side of every space. Photographs love it. Buyers do too.
