Selling in the Fall: Why September Often Beats June

Every spring, a wave of sellers list at the same time. Inventory spikes; competition for buyer attention spikes with it. By September, that wave has receded, and the buyers still in the market are serious — pre-approved, school year decisions made, ready to write.
In our office, fall closings frequently outperform spring closings on both sale-to-list ratio and days on market. The trees are still green here. The light photographs beautifully. And your home isn't competing with twelve others on the same block.
If you're considering a sale and you've been told to 'wait until spring,' get a second opinion. The right answer depends on your house, your block, and your timeline — not the calendar.
